Cleaning Service in Belgrade: Types, Prices, Keys and Quality Control for Landlords

Guides · Exgentum · Serbia

If you own an apartment in Belgrade but live in Germany, Austria or Switzerland, sooner or later you will need a cleaning service. Sometimes it is the final clean when a tenant moves out, sometimes the dust left by a renovation, sometimes the turnover between two Airbnb guests. Expats who live in Belgrade usually look for regular home cleaning instead. The market is large, from a cleaner who comes on recommendation to a company with online booking. For owners who are not on site, three questions matter more than the price: whom do I trust with the key, will I get a proper invoice, and how do I know the cleaning was really thorough? This article answers those questions and puts into context the prices that Belgrade providers publish themselves.

Which Cleaning Do You Need? Four Types at a Glance

Cleaning services in Belgrade offer very different things. Before you request quotes, name clearly which type of cleaning you need. Otherwise you end up comparing prices for services that have nothing to do with each other.

Regular Cleaning

Most providers in Belgrade focus on this standard cleaning and offer subscriptions with weekly or fortnightly appointments. Several providers advertise lower prices if you book at least once a month. For an expat household it matters above all that the same person comes each time. Changing cleaners do not know the apartment and need new instructions every time.

Final Cleaning at Tenant Changeover

A final clean is more thorough than normal home cleaning. As a rule it includes the inside of the oven and fridge, the inside of cupboards, windows, the balcony and descaling of taps and shower screen. Many providers list these items as add-ons and charge for them separately. Some do not offer a dedicated move-out clean at all, but recommend a standard clean plus suitable add-ons. So ask specifically what is included. How to compare the condition of the apartment at move-out with the move-in protocol is described in our article on ongoing management of rental apartments in Belgrade from abroad.

Post-Construction Cleaning After a Renovation

This is where the market splits clearly. At least two Belgrade home-cleaning providers state explicitly on their websites that they do not clean apartments after renovations. Other companies offer cleaning after building work as a separate service. Depending on size, expect several hours up to a full working day and ask for the time estimate in advance. Construction dust settles in cupboards, ventilation grilles and window frames, and cement and paint residues stay on tiles and glass that household products cannot remove. If your contractor does not offer final cleaning, plan for a specialised company and only let it come once all trades have really finished.

Cleaning Service in Belgrade: What Does It Cost?

Belgrade providers charge by one of three models: per hour, a flat fee by apartment size, or per square metre. Some publish their prices, others only give them on request. The following figures come from publicly available sources and are meant as a guide.

SourceModelPrices
Uborka (price list, accessed October 2026)Per hour and cleanerBasic cleaning 1,700 dinars, Eco 1,900 dinars, deep cleaning 2,400 dinars (at least 2 people); minimum order 2 hours
Uborka, examplesFlat feeBasic cleaning 30 to 40 m² with balcony 4,900 dinars; deep cleaning 90 to 100 m² 24,000 dinars; subscription 50 to 60 m² with 4 cleanings a month 12,000 dinars
Cleanhouse (price list, accessed October 2026)Flat fee by number of roomsOne-room apartment 3,490 dinars, two-room apartment 4,890 dinars, three-room apartment 5,890 dinars
Biznis.rs, September 2024Private cleaners per hourup to 800 dinars, increasingly 1,000 dinars
Biznis Kurir, May 2025Experiences reported in forums1 to 2 euros per m²

Add-ons are usually charged separately. At Uborka, oven or fridge inside cost 1,500 dinars each, at Cleanhouse 990 dinars. Heavy soiling leads to surcharges; Uborka names 50 percent on the hourly rate. The figures also show that private cleaners without a company are cheaper than firms. In return you get no invoice, no cover when they are sick, and often no liability arrangement at all.

Worked Example: Final Clean of a Two-Room Apartment

Suppose a long-term tenant moves out of a two-room apartment with a balcony, and a thorough clean is wanted before viewings. Based on the Cleanhouse price list this gives:

ItemAmount
Flat-fee cleaning, two-room apartment4,890 dinars
Oven inside990 dinars
Fridge inside990 dinars
Balcony up to 6 m²1,090 dinars
Windows, four standard windows at 990 dinars each3,960 dinars
Total11,920 dinars

So the flat fee alone makes up less than half of the total. That is exactly why, for a final-clean quote, you should always ask for a list of services and not just a flat price.

Airbnb Cleaning Service in Belgrade

The turnover between two guests is a discipline of its own. It has to be finished within a fixed window between check-out and check-in, often on the same day. Besides cleaning it includes stripping and remaking the beds, fresh towels, restocking consumables such as toilet paper, soap and coffee, and a quick check for damage. Some Belgrade providers explicitly offer this service, including restocking guest supplies. A guide to short-term rentals in Belgrade gives about 90 minutes of working time for one property as an example and recommends photographing every room before leaving.

For owners, these points need clarifying with an Airbnb cleaning service in Belgrade:

You can pass on the cost of cleaning to the guest on Airbnb as a cleaning fee. That does not change the fact that the service must be delivered reliably. How cleaning fits into the total cost of a short-term rental and what Airbnb management covers overall is described in our article Airbnb management in Belgrade.

Keys and Trust

Anyone who books a cleaning service gives a stranger access to the apartment, often without being present. Platforms such as HomeHero explicitly allow you to leave access instructions such as a door code or the key location when booking, and you do not need to be there during the cleaning. That is convenient, but it requires a conscious decision about who gets access.

These rules have proven their worth:

For rented apartments, the tenant also needs to know who comes and when. A cleaning appointment in an occupied apartment without agreeing it with the tenant is a breach of trust. We described the role of the tenant's contact person in the article On-site tenant contact in Belgrade.

Invoice or Cash in Hand?

Cleaning in Serbia is an industry with a lot of informal work. Serbian media report on cleaners who work registered with companies because they need health insurance, and on others who are paid cash in hand. For you as the client the difference is not only a matter of conscience.

A registered provider, meaning a company (d.o.o.) or a sole trader (preduzetnik), issues an invoice and can be checked publicly in the APR register. That gives you a contracting party you can turn to in case of damage or poor work. Some companies explicitly conclude a contract and accept bank transfers. With a private person paid in cash you have neither a receipt nor a contact if something breaks or goes missing. If you want to claim cleaning costs when your rental income is taxed in Germany or Serbia, you need a receipt anyway; whether and how they are taken into account is for your tax adviser to clarify.

Quality Control From Abroad: Photos Instead of Trust

You cannot see from Germany whether an apartment is clean. But you can make sure you are able to verify it. Agree a fixed photo routine with the cleaning service:

  1. Before photos on arrival, especially for Airbnb turnovers and final cleans. They document damage and the starting condition.
  2. After photos of every room from the same angle, plus close-ups of problem areas such as shower screen, hob, inside of the oven and toilet.
  3. Checklist with the agreed points, returned ticked off.
  4. Delivery by WhatsApp or Viber straight after finishing, not collected at the end of the month.

Photos do not show everything. Smells, sticky surfaces or dust on top of cupboards are hardly visible in a phone picture. It is therefore worth occasionally sending an independent person round shortly after the cleaning, and for Airbnb also keeping an eye on guest reviews about cleanliness. Repeated mentions of hair in the bathroom or an uncleaned fridge are a clear signal.

How Exgentum Helps

Exgentum is not a cleaning company. For owners who do not live in Belgrade, we organise cleaning as part of apartment care: we obtain quotes from registered providers, agree the scope of work in writing, arrange key access, review the photo documentation and, where needed, check on site, for example before an apartment handover or after a renovation. Coordination with you takes place in German or English.

Frequently Asked Questions

What does a cleaning service in Belgrade cost per hour?

One Belgrade provider lists 1,700 dinars per hour and cleaner for basic cleaning and 2,400 dinars for deep cleaning in its price list. According to biznis.rs, private cleaners charged up to 800 dinars in September 2024, increasingly 1,000 dinars per hour.

Do all cleaning companies do post-construction cleaning?

No. Some home-cleaning providers explicitly exclude apartments after renovations. For construction dust and cement and paint residues you need a company that offers this service.

How much bedding do I need for an Airbnb apartment?

If the cleaning service takes the linen away and brings it back washed, at least two, preferably three sets per bed, so that a clean set is always ready.

May the cleaner enter the apartment alone?

With many providers this is usual, and you leave a code or the key location when booking. For owners abroad, a key box with a changeable code is the safer solution than a key copy.

How do I recognise a reputable cleaning service?

By a registration with the APR, an invoice, a written scope of services, a cover arrangement for absences and a willingness to deliver before and after photos.

Conclusion

A cleaning service in Belgrade is quickly found, but a reliable one for an apartment you are not in yourself takes more care. Name the type of cleaning precisely, have services and add-ons itemised separately and hire a registered provider who issues an invoice. Arrange key access through a changeable code and require a fixed photo routine. For Airbnb apartments, linen logistics and cover for absences should be settled before the first guest.
